Our philosophy at Castle Eden is to work with you, as directors to manage your estate in an effective and efficient manner. As a small business we can be flexible and tailor our services to your specific requirements. Providing you with the advice and support you need we will help you to make the right decisions.

Every property is individual and this, along with the terms specified in individual leases will determine many of the services that you require. As your Managing Agent, we are responsible for organising the maintenance of the main structure of your building and the general upkeep of the estate on your behalf. Our standard service includes:

Service charge accounting

  • Preparation and agreement of your annual service charge budget giving an indication of the estimated annual service charge
  • Preparation of cashflow forecasts
  • Preparation of annual service charge accounts
  • Maintenance of records for payments and receipts including service charge invoices
  • Take appropriate action to recover bad debts

Banking

  • Maintenance of a dedicated client bank account. Only funds relating to your property are held in this account

Repairs and Maintenance

  • Ensuring adequate insurance is in place, for the building and the directors and officers of the management company, using independent brokers who are FSA regulated
  • Management of contractors to ensure that they comply with current legislation and ensuring best value. We will use local contractors where they have the necessary skills and experience needed.
  • Organisation of:
    • repairs and periodic maintenance as required, including gate and intercom maintenance as required
    • cleaning and lighting of common areas
    • gardening of communal areas
    • internal and external decorations

General

  • Dealing with leaseholder queries
  • Liaising with solicitors regarding property sales
  • Property visits to ensure work is carried out of the required standard and ensure that the property is in good repair
  • Individual properties interiors are not the responsibility of the Managing Agent

We can also provide the following services for an additional fee:

  • Company Secretarial Services
  • Manage major works which are classified as s20 projects
  • Preparation of annual company accounts
